THE PROPERTY

A sanctuary hideaway, with 17 acres of White River pasture land frontage, and over 150 acres of wild mountain property behind, provides the ultimate privacy in the most peaceful, secluded White River setting in the Ozark mountains. 

THE ROUND HOUSE

The Lodge, at the Retreat, is a 15 sided Round House that sits perched on the upper bank at the edge of the tree line, near the base of the mountain.  It overlooks a serene hay field and the White River.   Located across the river is the undeveloped Ozark National Forest, where the waters of the Buffalo come down the back of Smith Island.  A truly out-of-the-way destination that will have you completely immersed in the most relaxed vacation river life!   

The Round House Retreat is capable of sleeping 4 guests in separate beds or 4 couples.

The Main Floor

The distinctiveness and beauty of The Round House will captivate you from the moment you step through the front door to see the open floor plan. The kitchen/ living areas are joined by the vaulted and beamed ceiling, creating space and unity. The 180 degree enormous picture windows and sliding door display the most awesome river views, which show off the spacious entry level deck that wraps ½ way around the cabin. The deck features comfortable chairs that are perfect for reading a book or watching early morning fog rise from the White River below. 

The open and airy kitchen is equipped with all of the necessary appliances and offers both traditional table seating for 6 as well as a bar and stools for additional seating options. The kitchen is equipped with a microwave, dishwasher, coffee maker, toaster, pots/pans & cooking utensils.

The adjacent living area is furnished with a cozy sofa and comfortable chair seating including a recliner and armchair.  It has a Smart TV with Streaming access, as well as full fiber optic WiFi access throughout the entire home. Run away to the Retreat… but stay connected with loved ones! 

There are three bedrooms located on the entry level. The master suite has a queen size bed and private bath. The second bedroom also has a queen size bed while the third bedroom has a full size bed.  There is also a primary bathroom with tub & shower located in the hall between the second and third bedrooms.

LOWER LEVEL 

Walking down and around the nicely landscaped & fenced yard, you will find a private walk out basement suite, a pleasant sitting room which can be converted to a fourth bedroom, for added personal space and more sleeping capacity. The suite and  patio opens to the same beautiful White River view! It is furnished with arm chair seating and a sofa  that converts to a queen size bed with a state of the art memory foam mattress for sleeping comfort .   There is a full bathroom and shower complimenting this true private suite.  Amenities include a smart TV, a coffee bar, microwave, and mini refrigerator. There is also a washer and dryer attached to this lower level room.

OUTSIDE & DOWN TO THE RIVER

Be sure to utilize the BBQ grill to cook your favorite outdoor meals.  There is a side yard that provides a patio dining area with a picnic table, string lights and a hammock. The outdoor seating around the firepit is perfect for visiting  your friends and family while roasting marshmallows under the bright starry skies!   

Take a leisurely stroll across the hay field path for an up-close overlook of the White River and down the river bank in several spots. This will give you over 2000 feet of private access to world class trout fishing on the White River.and the Ozark National Forest on the other side.  You may spot the local bald eagles or deer taking a drink at the river.

ACCESS ROAD

Of course, getting to the entrance to the property is easy enough on paved highways and well-maintained county roads.  Once you have arrived at the easement gate to the property, you will be required to traverse down a pasture lane, through the hayfield, to get to the Retreat.  Wet weather and uneven terrain make this journey more challenging. We highly recommend an all-wheel drive or 4X4 vehicle. If rain is forecast during your stay, having adequate food and supplies on hand will allow you to spend a cozy day reading, watching TV, playing games or even enjoying a nap without having to drive the wet fields.

    RATES

    Lodging rates are subject to change every January.

    Reservations that are made prior to the end of the year, will keep the current year's published rates for the up-coming reservation year.


    DEPOSIT

    NEW GUESTS: 50% deposit for Lodging & Guide Trips 

    RETURN GUESTS: No deposit required for return guests. When booking online check the box for “Return Guests” to avoid the 50% deposit.  *Credit Card Number Required…but NOT CHARGED


    Minimum Stay

    We prefer that you reserve cabins for a 2-night minimum especially over the weekends. We will accept 1-night reservations upon short notice availability and conditionally.

    Holidays

    3 night minimum / in-season rates apply 

    Holidays include: Memorial Day, July 4, Labor Day, Thanksgiving, Christmas, & New Years

  • RESERVATION CANCELLATION POLICY

    A deposit of 50% of the trip is required to book a guided trip Cabin Reservations canceled 14 days prior to the arrival date, will be refunded in full.

    Cabin Reservations canceled less than 14 days from the arrival date will result in a forfeiture of the deposit, unless the reservation is resold. 

    Rain Checks will be considered by individual situation and circumstance.

    Cancellations may be made by phone or email. Cancellations are not accepted without a reply from us! 

    If you are coming with a large group it is advised to take individual deposits from your group to get them committed for the trip so you do NOT have to cancel.


    A WORD ABOUT FOUL WEATHER AND RAIN CHECKS

    We understand that outdoor river activities can be a primary focus for some groups.  For other groups, outdoor activities are a secondary focus and weather effects are not a big deal.  They are content with time and fellowship together at the cabin.  One of our jobs as an outfitter is to help judge weather, rainfall amounts, river levels and water clarity for our fishermen’s safety and decent fishing conditions.  

    Bad weather or poor river conditions do not necessarily warrant a “Rain Check”...These conditions can come and go reasonably quick!Because of the “flushing” nature of the “Tail Water” generated from the Bull Shoals Dam…White River conditions can be back to normal, in 24-48 hours.

    When flooded river conditions affect Rileys @Buffalo City .… Good fishing conditions can normally be found above Crooked Creek.We will go out of the way to find and fish the best river conditions!

    Please do not fully trust the weather channel forecasts!  

  • Cell Phones:

    Riley's Outfitter and all of its cabins are situated “below” the cell phone signal and Towers.
    Phone calls can be made by turning on your Wi-Fi calling feature in settings.

    Internet:

    Riley's Outfitter uses fiber optic high speed internet on the property that is networked with antennas. All of the houses support their own private high speed WiFi Network.

    TV:

    All homes and cabins have Smart TVs or Roku TVs. there is no local TV or cable attached to any of the property. All television entertainment must be streamed from Wi-Fi. Please bring your streaming devices and passwords with you on your trip.

    A FEW SIMPLE RULES FOR BRINGING YOUR PET:

    • You must have prior approval from Riley's on all pets.

    • NO INTACT MALE DOGS!!!

    • Clean up after your pets in cabins. We have lint brushes if you need on.

    • Do not leave them unattended in cabins.

    • Please bring a pet kennel and leash for your dog.

    • Any damage done by your pet will be billed to your account.

    • If your dog is not socialized, unfriendly to children, strangers, or farm animals they must be on a leash.

    HONESTLY...if your pet is unfriendly then don't bring it!

  • Check-in…..

    • CHECK IN IS AT 3:00 PM.  Early Arrivals must be pre-approved.

    • COME BY RILEYS OFFICE at 129 County Road 640  Mountain Home,  AR 72653.

    •  LATE ARRIVALS:  Contact Rileys Office for arrangements to get into the cabin.

    Check-out …..

    • CHECK OUT IS 10:00 AM – Especially if we must turn the house over to another guest that same day.  Late departures must be pre-approved.

    • GUEST BOOK:  Please take a moment to sign our Guest Book.  Rileys and the homeowners welcome your comments!

    • SHEETS: DO NOT MAKE UP ANY BEDS THAT WERE SLEPT IN.  You may leave the sheets and pillowcases on the beds, we do not mind stripping.  If you are compelled to strip the beds, PLEASE leave mattress pad and pillow protectors in place.   

    • TOWELS: DO NOT WRAP TOWELS IN THE BED SHEETS.  They can be placed in the bathtubs or laundry area.  If you would like to start the laundry for us, please start with the towels.

    • DISHES:  Rinse all dishes prior to placing them in the dishwasher and run them through the cycle. Please check that the dishwasher is running properly.

    • FOOD:   Please leave unwanted food and condiments in the refrigerator.  The Rileys will gladly utilize, share or dispose of the food.

    • TRASH:  MUST BE BAGGED AND TIED IN BAGS PROVIDED THEN PLACED IN OUTDOOR GARBAGE CAN OR DUMPSTER AT RILEYS MAIN GATE. NO LOOSE TRASH IN GARBAGE CAN.  Please empty liquids before placing containers in trash bags.  Should you have an abundance of trash, please notify us.

    • CLEAN THE GRILL:  Should you run out of propane, please call the office.

    • THERMOSTAT:  Summer or Winter - leave @ 72 degrees (check that emergency heat is off)

    • CHECK THE HOUSE FOR PERSONAL ITEMS!

    • TURN OFF ALL LIGHTS.

    KEYS:  Return the door key to the location that you found it when you checked in.

    PAY THE REMAINING BALANCE OF THE LODGING AND RIVER SERVICES at RILEYS OFFICE OR BY PRIOR ARRANGEMENT WITH RILEYS.

  • In the Cabins:

    1. REPAIRS: Please tell us if you break something or If something is broken or not working properly- NOTIFY US IMMEDIATELY.  We will take care of it.DO NOT LEAVE YOUR PET (use a kennel) OR YOUNG CHILDREN UNATTENDED!!!!

    2. SMOKING: Please smoke outside and dispose of your butts properly.NOISE:  Please be mindful of your noise level.  Some neighbors are easily irritated.

    3. TRASH: DO NOT leave your garbage on the porch!  Dogs or critters WILL get into it. Riley’s dumpster is located at the front gate.

    4. A/C & HEAT: Leave the AC on 75 during the summer or heat on at 65 during the winter. DO NOT SET BELOW 72 OR THE UNIT WILL FREEZE UP.  If the unit freezes up, the unit will have to be turned off to thaw then re-cool which could take hours!!!!

    5. REFRIGERATOR: Do not adjust refrigerator settings.  If you lower the setting, the thermostat will cut off and nothing will get cold.

    6. DO NOT CLEAN YOUR FISH AT THE CABINS. All of the fish cleaning equipment is on the dock.  We are always willing to assist you in cleaning fish.

    7. FIRES: Please burn fires in designated pits or rings. DO NOT TRY TO BURN CANS, BOTTLES AND TRASH! Firewood is available most of the time.  We work hard to maintain firewood for guests so please don’t be a “wood hog” or burn bonfires.  

    8. TELEVISION / SATTILLITE / INTERNET: Please do NOT DISCONNECT OR REARRANGE ANY WIRING TO OR FROM THE ELECTRONICS.  If you have any problems, please call the office.

    9. PHONES: Cell phone & texting service is slow and weak.  Some homes have land lines with long distance. There is no charge to use the phone however, if you need to talk very long on long distance, please have the other party call you back on the house phone.  

    10. Severe Weather:  Call the office for weather concerns or reports.  If your cabin does not have a basement, move to the most interior portion of the cabin or come to Riley’s house/basement for cover any time of day or night. 

    11. We have provided local phone directories, menus from various restaurants, also directions and information on other local activities for you convenience

    12. Please be respectful to our homeowners and treat our homes and cabins as you would your own home.  Both the Rileys and the homeowners have put a lot of time and effort into these homes and services to provide you and your families a wonderful White River get away.

    13. Locked closets, cabinets or rooms are for owners use only.

    In the Yard:

    1. Watch your pet! Keep leashed if it does not obey or is dangerous to children, other guests or Riley’s pets.  Not responsible for lost or hurt pets from our pets, other guests or Equine animals.

    2. Know where your children are AT ALL TIMES! YOU ARE RESPONSIBLE FOR THEIR SUPERVISION!  It scares us to think of losing a child to the river.  (Our family rule is: Riley kids are not allowed on the lower banks without our supervision.)

    3. No pets OR children in barnyard area without adult supervision.  

    4. Children are allowed to play freely in kid area (not responsible for accidents)

    5. Please park in designated areas.  Extra parking for boats available. Ask us if you are unsure.
